This campground is located in Colbert, OK, about 10 miles north of Denison, TX and close to WalMart, Best Buy, etc. It is a quiet resort with clean restrooms and showers, free coffee served in the resort store, and newly renovated womens bathrooms. The cable service and WiFi have been updated and upgraded, but the WiFi rarely works and the cable is constantly going out. The playground was built in the 70s and has not been updated. The sites are gravel, level, and enclosed with a small fence, and have plenty of room for slide-outs. The rates are reasonable and the park is pretty clean, but there is small pieces of paper trash around the sites. There is a row of permanent campers near the office who receive special treatment, and are very nosy. If you make a complaint of any kind they will tell you to leave. There is a picnic table with spray paint all over it, and management needs a background check on themselves. Tipping is required and the condition of the park is running down. Stray and aggressive dogs roam and live in the park, and tenants pour chemicals on the ground. Late check-in is not understood by ownership, and if you have something shipped here, good luck on getting your package.
